The Immutable Criteria

Do not rely on "gut feeling" or how well an applicant presents at an inspection. Rely exclusively on verified data.

  1. Income Verification: The applicant's verifiable gross income must be at least 3x the monthly rent. Use our Rent Affordability Calculator to test this. Accept only W-2s, tax returns, or direct bank statements. Do not accept handwritten letters from employers.
  2. Credit History: Set a hard floor (e.g., 650+). You are not looking for perfection; you are looking for a history of paying obligations. Unpaid utility bills or previous evictions are automatic disqualifications.
  3. Landlord References: Never just call the current landlord—they may lie to get rid of a bad tenant. Always call the previous landlord, who has nothing to lose by telling the truth.
