Most property education is designed to sell you a substandard asset or a high-fee buyer's agency service. We build open-source financial models and write uncompromising operational playbooks to bridge the gap between amateur landlords and professional asset managers.

Our Framework

01.

Capital Allocation

Understanding yield vs growth, the cost of debt, and the mechanics of leverage. We analyze assets based on capitalization rates and internal rate of return, not shiny facades.

Gross Yield is a Trap.

Real estate agents quote gross yield because it makes the asset look profitable. It systematically ignores the structural costs of holding an asset. If you buy a commercial asset at an 8% gross yield, you might net 6%. If you buy an older residential unit at an 8% gross yield, strata fees and maintenance might drag your net yield down to 3%.

Calculate Net Yield

The Missing Deductions

  • Management Fees (7-10%)
  • Vacancy Allowance (5-8%)
  • Maintenance Reserve (1-2% of value)
  • Property Taxes & Insurance

The Cost of Ignorance

A $500,000 asset generating $500/week looks like a 5.2% gross yield.

After management (8%), standard vacancy (2 weeks), maintenance (1%), and statutory charges, the actual net yield drops to roughly 2.8%.

If your cost of debt is 6%, the asset bleeds cash.

Stop Guessing.

Every decision in property can be mathematically proven. Whether you are holding a single residential duplex or a portfolio of commercial warehouses, the formulas remain identical. If you can't model the downside, you are speculating.

10 Years

The Minimum Holding Period

Property is highly illiquid. Frictional costs (stamp duty, agent fees, capital gains tax) destroy any returns generated from short-term flipping. If you cannot commit capital for a decade, you should buy equities.

Defensive Management

Management is not about collecting rent; it is about risk mitigation and asset preservation.

Zero-Emotion Screening

Use credit scores, income verification (3x rent minimum), and prior landlord references to eliminate 90% of future problems before handing over keys.

Algorithmic Enforcement

Rent is due on the 1st. Late notices issue on the 2nd. Eviction proceedings begin on the 5th. Strict adherence protects the asset.

Featured Tool: DSCR Calculator

Debt Service Coverage Ratio (DSCR) is the primary metric commercial lenders use to size a loan. It measures the asset's cash flow relative to its debt obligations.

A DSCR of less than 1.0 means the property loses money every month. Institutional lenders typically require a minimum of 1.25x.

The Mechanics of Toxic Leverage

01

The Multiplier

Leverage amplifies returns in a rising market and accelerates bankruptcy in a falling one.

02

The Pivot Point

If an asset yields 5% but your debt costs 6%, you are experiencing toxic leverage—bleeding equity every month.

03

The Wipeout

A 10% market drop on a 90% LVR loan equals a 100% loss of your capital base. Understand the math.
